The Real Estate Owner Premium Residency: Detailed Requirements

For high-net-worth foreign property buyers, the Real Estate Owner track represents the most attractive and direct route to long-term residency in the Kingdom:

  • Minimum Real Estate Valuation: The applicant must own ready (completed) residential real estate in Saudi Arabia with a minimum certified market valuation of SAR 4,000,000 (approx. USD $1,067,000).
  • Unencumbered Title: The property must be free of bank mortgages, developer financing liens, or judicial freezes at the time of application.
  • Certified Valuation (Taqaweem): The property value must be appraised and certified by accredited valuers registered with the Saudi Authority for Accredited Valuers (Taqaweem).
  • Property Category: Must be designated as residential (apartments, villas, townhouses, or residential compounds). Vacant commercial land or industrial plots do not qualify.
  • Duration of Residency: The residency remains active and valid for the entire duration that the applicant maintains ownership of the qualifying real estate asset.
